We offer two kinds of services to landlords who engage our service. Either we take on full management of a property or letting only.

Full Management

This comprehensive service comprises advertising a property, facilitating viewing, vetting, and introduction of a probable Tenant. After which we prepare a tenancy agreement and also do an inventory. Next, we check in the Tenant against the inventory.

Routine checks are part of our service after a Tenant checks in. This covers services such as maintenance whereby we make an arrangement to have the repairs done or propose the same going by our Management Agreement.

Collecting Rent and processing payment is also part of the Full Management Service. This is credited directly to the assigned Landlord’s account.

At the end of the tenancy, we either coordinate to have the tenancy agreement renewed by the Tenant or organize to check them out before putting the property on market for a new tenant.

The service is ideal for the Landlords who live a distance away or those who have no desire to personally interact with Tenants and would rather have an Agent the job.

In the service, the deposit is held in our deposit scheme as we are members of the Deposit Protection Scheme (DPS). Thus we settle our Clients’ Tenants matters that need attention when the Tenancy ends and make follow up through the scheme provider when required.

Let Only

This service consists of advertising and giving a view of the property and consequent introduction and vetting of the likely Tenant. If this goes well then we get the tenancy agreement ready and even an inventory, if required.

After which we take a deposit of rent for the first month as well as a tenancy deposit and minus our agreed charge before crediting the remaining to the Landlord. From there it is the duty of the Landlord to manage tenancy as well maintain and collect rent.

Short Lets for Landlords

These are useful when a landlord is away on holiday or moving, to utilize their property well. It requires making sure it is occupied to be able to make money out of it.

Our fee structure is competitive and we consider revisions so that multiple property portfolios can pay less.

Fees description

Landlords’ charges:

Let only Admin service (conducting viewings, property inspection, marketing/advertising of property, agreement preparation, advise all utilities providers of changes) – 2 weeks of rental income (e.g. where Monthly Rent is £400, 2 weeks of rent will be {(400*12)/365= £13.15 daily rate *14days = £184.10 2 weeks rent}

Management service (rent collection and remittance, property inspection, monthly invoice generation, organising and supervision of repair works, advice all utilities providers of changes, guide and advise on statutory requirements compliance etc.)  – 0% for first 3months after which 5% of Monthly Rent per property.

Deposit Protection Scheme Registration fee Per Tenant and Property – £20

Inventory ‘check in’ – £120

Service of notice seeking possession – £80

Service of rent increase notice – £60
